Our services, in detail

Four services for owners and small operators, quoted in writing before anything begins.

Program 01 · Requests that get answered

Tenant coordination

We take maintenance requests, triage them by urgency, schedule access and keep everyone informed. Every exchange is documented, which keeps relationships calm and gives you a record if a dispute ever arises. Evictions and legal notices go to an attorney.

Stage 3 · Dispatch

Program 02 · Scheduled, then verified

Maintenance oversight

We build a preventive schedule for each property, dispatch the appropriate trade when something breaks, and verify completion rather than assuming it. Licensed work goes to licensed trades, and you see what was done and what it cost.

Program 03 · People who turn up

Vendor management

A property runs on its vendor list. We find trades, check that licences and insurance are current, get comparable quotes rather than one number, and hold vendors to the scope they agreed. Poor performers get replaced before they cost you more.

Program 04 · Know what happened

Owner reporting

Owners who hear nothing assume the worst, usually correctly. Each month you get a short written report: what was done, what it cost, what's still open and what's scheduled next — so decisions can be made before something becomes urgent.
